I went for my route can and didn’t need one. I really didn’t think my tooth was cracked so I’m happy it wasn’t. Now I don’t trust my regular dentist to read xrays well so I think I’m going to find a new one. I am apparently grinding my teeth badly, which is the cause of the sensitivity/minor pain so I got a mouth guard.

You know me so well! Sounds like a blast. Hope you enjoy your trip! Anybody want to do one in Denver? I will look like a damn fool since I have zero flexibility and coordination but I would be up for doing one as a group of people are into it. Sounds fun! This is me too. Plus my large rack and ass makes it difficult for me to do things that involve supporting my body weight on a pole. But I'm up for an adventure. ETA: I'm actually very flexible. Like you could make inappropriate jokes about me. But not graceful in the slightest. At all.

Is there a particular hazard that is optional like flood? I can't imagine hazard insurance for fire and storms is optional when you have a mortgage. But you will usually pay it as part of the escrow/mortgage payments along with property (house) tax as 1 payment. not sure if that was your question. but definitely ask the realtor and the mortgage company for clarifications. Some insurances in our area only require flood insurance if you are in a flood plane (there is a map defining this). We also have mine subsidance coverage because we are close to old underground mine networks. Yeah when he was explaining what our monthly would be, he had hazard in there and said it was optional but he recommends we get it and all his family has it for their mortgage. I googled to understand more about it and it said it’s usually covered under homeowner’s insurance, but my paperwork has it as a different payment than HOI. Just trying to figure it all out before it comes time to make offers and what not. They are just estimates now and you don't lock in an insurance rate and company until you close so you can shop around once you have a house under contract. So much about the specific house will determine the rate that you don't need to worry about it now but know that the # might change slightly. Like a security system would make the plan cheaper

Hi! Not much going on for me today at work. I’m just trying to think about some questions I have for the realtor today. She and MH are going look at a few houses and are supposed to FaceTime me. It’s later this afternoon. I hope there is a winner in there somewhere. Question for you girls- do you have hazard insurance included with homeowners? Looking at some paperwork the mortgage lender gave me and I saw that he has it included with the mortgage payment, but he said it was optional. This buying a house crap is not my cup of tea. Too much adulting. Renting is so much easier... at the moment I don’t have the brain capacity to take in all the info that comes along with this. Between work and the kids at night, my brain is fried. I sent my mom a text to see what she says, since she sells real estate, maybe she knows? If she doesn't, I have a friend who works in insurance, so I'll ask her. I know nothing of this. I'm talking to 3 mortgage companies about a ReFi, so I get you on this shit...it's exhausting.

Depending on the market, you may not be able switch lenders after your contract is accepted. I thought I would do that and my realtor kind of freaked. The listing agent apparently recommended our offer bc he liked our lender better. We prob could have found a lower rate but may not have gotten our house🤷. We had a competing offer though, so could def vary by region. I'd talk to your agent if you have to go with the one that submits pre-approval. Did you find one or just getting ready?

lahdeedah yes, I agree with Sunny41. We got our initial pre-approval from USAA (who we bank with) but ended up getting our loan with BB&T thru a broker our agent recommended. We met with her after day 1 of house hunting and she was able to look at various rates and really hone in on the best option. Trying to recall but I believe she pre-approved us as well. The next day we found *the house* so we were ready to go. Not only did she get us a better rate, but I liked having that local person to lean on since we were looking to close quickly. It was nice having a specific person you could call and not be farmed out to a call center if an issue arose.

I just got to work. H had an immunologist appt at 11 and then my MIL met me at my house so I could get here.
We'll be starting a weekly antibiotic for 6 months in hopes of preventing some of these infections. If it doesn't help, the dr will do more in depth labs and more allergy testing.

My friend who works for an insurance company said some lenders do it because they have friends in insurance that give them a kickback. You can find your own policy, as long as the home is insured for enough. Do you have any friends who live in the state your moving to that could recommend and insurance company to contact directly? I'm glad you brought it up though, it reminded me that I had been meaning to contact her to have her price our home and auto insurance and make sure we aren't overpaying.

I will do anything for an extra hour of daylight at night. Counting down the minutes to be able to hang out at night outside. Watch my kids be extra horrible this year with it now that I said it, ha.

Yeah, in this Realtor’s first email to us she recommended two brokers to us and I’ve been in contact with both and we are approved by both. I want to see the other guys numbers before I make a choice. Having a detailed print out of closing costs and fees and estimated monthly payments helps me a lot.

DH has B outside playing and texted me to look up portable basketball hoops. I was hoping we could hold off til we get back to FL (one more large awkward thing to move ) but he has really taken to b-ball and I do think a hoop would be fun. They might be making a WalMart/Dick's run here shortly, lol.

Wahoo lahdeedah! Good luck. I hate that kind of formal adult stuff like house buying. It's that kind of stuff that after going to school for a million years I think "why didn't I learn anything practical like this?" I posted a link on GD about horrible real estate photos FYE. There are some real treasures. Ugh to DST. I wish they'd just leave it as it is. My state may be voting against it. Fingers crossed. I remember when I was in school it was always during some crappy time like finals week when I needed every minute of the weekend and losing an hour was critical.

Well, we have another contender. It’s tricky because this house is one Mh found and is For sale by owner. She took a job out of state, but has only lived in the house for a little over a year and has no equity. My realtor thinks she is way overpriced and doesn’t have much room to negotiate, but really likes the house for us and wants me to come to town to see these two. She thinks this house is better for us, but if the seller isn’t going to budge, I don’t want to waste my time and lose the other house. I don’t know what to do. My ILs will be in town tonight so I could leave by myself first thing Saturday morning and be back home that evening.
I really don’t want to, but I trust her and if she thinks I need to come see them to make a decision, this is the best weekend to do it since I have help.
Gah Adulting is really kicking my butt. 😩😩

We just had to call the state trooper to come over and check the house bc we saw footprints leading to different doors. He said they track all the way around the house, but saw no forced entry or damage anywhere. I’m hoping it was something innocent like a utility worker, but of course my mind is in overdrive. Currently looking at cameras and motion sensors!
