Ugh, that's really frustrating inthekitty . A good selling agent is SO important, even when you're in a 'hot' market. Are you locked into a contract with her, I take it?

Ooh, I'm going to try this dry shampoo. Speaking of hair products, my stylist got me hooked on Oribe texturizing spray. That stuff is amazing. It's also almost $50/can. But now I am addicted, so. Do not tell my H. There are other alternatives. Try the amika one, they sell it at Ulta. Thanks, i'll check it out. I've tried some others over the years and this one beats them all to heck. Guess that is why it's so $$! I'm just rationing it out, lol. For years my cabinets were product graveyards of stuff I would try and not like; now that we have zero storage in our bathroom (literally) I've been making a concerted effort to use fewer but better products that I know work with my hair and skin. So that is how I'm justifying it

J just burst into tears yelling "my fevers back!" and sure enough it was.. I just checked him 45 minutes ago and it was 98.5 At least he knows his body and sensed the change immediately.

Maybe if we tried we could get someone else at her office? IDK. I'm going to call her tomorrow after the likely failed open houses today and tomorrow (because who goes to an open house between 3-5 on a weekday?) and let her know I'm telling her to change the photos and not asking. She also misrepresented the "hotness" of the market. Turns out it's not that hot even though she all but told us we'd sell it over the weekend. I wouldn't be as stressed or nervous if she basically didn't tell us we'd be going through our multiple offers last weekend. I know it will sell eventually but time is of the essence with buying the other house. Not to mention I hate living with 75% of my stuff in the garage.

Hi ladies! Longgggg day today. You can tell it’s the end of the school year, the kids are done, the teachers are done, three more weeks!!! We got ds his first real bike today, it’s going to take a while to teach him. He’s not that interested in learning to ride it, he loves looking at it though 😂😂😂.

Question: This may be #regional, but I asked our agent about an open house before we listed and she said she really doesn't like to do them, unless you're not getting any viewings and they want to get some feedback. She felt like generally speaking they're kind of a waste of time, b/c truly interested potential buyers will make an appt. So I guess I've been surprised you've had so many right off the bat, unless that is just how things are done in your area? eta: have you gotten much feedback from the viewings you have had?

I had heard the same thing about open houses, flamingo, and I was very surprised that our realtor wanted to do one. We did end up getting two offers from those few hours in the afternoon, though. I'm sorry, inthekitty. I'm sure it's so stressful.

Hi Ladies! H left this morning for a boys GTG in the city. My mom is here and we took the kids to a local animal sanctuary/splash park. They have coughs, but nobody seemed that sick or had a fever, so it's business as usual as far as I'm concerned! I'm still not letting them near the baby though.

Good afternoon ladies! Busy morning for me, I'm waiting on some other things to happen, then I need to get back to it, but wanted to check in while I could.
So, your kids shower by themselves? Like wash their hair and their bodies all by themselves? Evie takes a shower with me on the weekends, but I still wash her hair and her body, then she stays in and plays while I start to get ready. I don't think she could manage to do it without getting shampoo in her eyes and freaking out!
Open Houses are generally done here if something isn't selling, which isn't that often. My mom has told me that most of the people that come to open houses are just nosy neighbors (we went through two of our neighbors houses Mother's Day weekend because I'm nosy). I think new agents also like to do them to get their name in the market and see if prospective buyers don't have an agent yet.

It's so gross out here, and I don't want to cook or go out to pick up takeout, but we haven't found very many good places that deliver. I may make a quick pizza for the kids and just have a fend for yourself night for me and MH.

It's kind of a sickness. Even when we owned a home and thought we'd be there awhile I kept track of what was for sale in our area, prices, etc. I've thought about pursuing it professionally, b/c I think my sales + interior design background would be a good fit, but the hours are not ideal with young kids. Maybe once they're older/grown and I'm at loose ends. Until then I will just drive my H crazy with showing him random listings all the time

I think my attention to detail and organization would be a good asset, but I am always amazed at the hours they keep. mwhip We are new to showers, but M likes to do everything herself. I’m standing right there watching her to make sure she actually does everything. I have to help make sure all the shampoo & conditioner is rinsed off though.

mwhip I have actually been trying to get S to wash himself in general, but no, I still wash him and wash his hair. Add me to the loving to look at listings/go to open houses. Actually funny story, MH and I used to go to open houses for fun (before kids) and we were not looking to move in together/buy a house when we went to the open house for where we currently live. I guess the ghost really liked us, b/c we made an offer 2 days later!

She's definitely inexperienced. I don't get her obsession with open houses--well actually I do--that's her only move. She seems unable to figure out other ways to draw interest to the house. It's like she's still gonna pull out the twerk move at the party because that's all she's got. It's definitely not a thing here and I basically use Open Houses to creep my neighbors' homes with no intent to buy. If you want to see a house you make an appointment, period. That's why I've told her for several days now I want the photos changed and gave very specific things I want in the photos. With at least 2 of the changes it would take less than 5 minutes total to make those adjustments. She's not very "present" both physically (she keeps leaving the state) or emotionally (because of family stuff). I hate to sound like an ass, because I get family stuff, but then bow out and pass on to another agent, don't cry in my living room--which she's done twice now. Once again, I hate to be insensitive, but I've dealt with horrible personal stuff and had to be at work too. This is business, I don't want to deal with your emotions, I want you to sell my house. Very little feedback. We've only had 4 people look at the house and I don't know how serious the others were (probably neighbors). The only remark we heard is someone was put off by the location of the dining table. Apparently she expected a formal dining room and didn't get it that doesn't occur at this price range so keep dreaming lady. However, I switched up the living room a bit. Very simple changes, but the stager had the couch and dining table crammed together and it made the room look small. I moved them slightly and the room looks way bigger. None of the photos included in the listing show the living room from a view where you can actually see the room--it just showcases the love seat. I know the photographer took photos from the perspective of just walking in the front door which would show off the room more but she still hasn't included those in the listing. However, she has 2 of the exact same picture and another that is almost the same of the park. She got feedback from her special realtor friends and 2 thought it might be overpriced (it's not, I've compared extensively, if anything it's a bit underpriced) and 1 thought the pictures aren't great. She said another realtor said her client didn't like the small lots. For people who want a house built within the past 20 years at that price point, the lots are small. Newer homes at that price range with bigger lots don't exist in our area, but we have the benefit of parks everywhere which a lot of the neighborhoods don't. Our realtor mentions these things that can't be changed like lot size, instead of focusing on what can be changed (pictures).

Maddie is basically entirely on her own and I just make sure the soap has been rinsed off. Cass is getting there. She does pretty good at keeping soap out of her eyes. If we're in a hurry I wash her hair for her but she always washes her body.

Ok, just put my awake baby down for a nap. He’s not crying but he is using one Wub a nub to beat up another wub a nub. The weather has cleared for it looks like the baseball game is on. It is $1 beer and $2 hot dog night. I forgot to mention, my kid sometimes hangs in his crib for up to an hour. 99% of the time happy (if this changes today, I will curse that I ever said this). But he goes down at the same time every day both for nap and bed and often asks to go "night night" so I don't care if he's there for a bit.
