Retrofitting to meet current building/occupancy codes can be extremely expensive. You are also limited on the set up by the existing building. Retrofitting can be expensive depending on what you want to do but building codes don't change that drastically, unless the vacant buildings are really old and built before the building codes were adopted, in which case there is some flexibility in bringing existing old buildings to code. I agree that oftentimes it is easier and not much more expensive to build from scratch and I wish that towns would give business owners some incentive to reuse existing vacant buildings. Small Town USA with vacant main street buildings are generally 50+ years old. At least here they are. Current occupants would be grandfathered from some changes. New occupants would not. Retrofitting an Outback to another restaurant can be done. I assume that was a cost issue with the current owners asking too much for purchase or lease. I also don't count any place big enough to have a chain restaurant as a small town, but that's #regional.

I know there are factors well above my scope, but I don't understand why businesses build a new building when there are SO MANY vacant spots they could buy/rent for less. I live in small town America, where "main street" has 50% vacant buildings. My town has available buildings from 3 shut down restaurants just sitting there wasting away looking like ass, and yet a restaurant owner in my town just posted on the town page that he sold his existing diner to a couple who will keep it open. And that he's opening a BBQ place which will be a brand new build in X location. The location is literally across the street from a shutdown Outback, so it's not like his build will be a better/ higher traffic area. I'm glad he's opening another business but I wish he'd take one of the vacant buildings! For restaurants in particular, sometimes the kitchen infrastructure in an old building needs so much work that it is cost prohibitive to take the vacant space.

Cher, that would piss me off. People spend so much money on gifts and hotels for weddings, a handwritten thank you should be a no brainer. My SIL had this super lavish wedding that my ILs paid for and her guests were extremely generous. She told us several times just how generous the guests were, down to the dollar. We all got a photo card thank you with the same generic message printed on it.

The current owners are driving the price there. Probably a big part of the issue. I'm laughing at the last part. Shit like that is what keeps me in a job. Retrofits are not cheap. Generally done if it is a great location with no options for a new build.

While there he noticed none of the street crossings were compliant. So he filed something and the city had to dig up and replace over 50 street crossings. It cost a lot of money and time for that screw up. ADA is no joke.

There were a handful who came back because this was the only work they had been offered in years. I don't think they had many options. Everyone else knew Roseanne said and did racist things and dressed up as Hitler when they took the job for the new show.
