We also have a lot of people who commute up to 1.5 hours from across the state and even from another state because of the income here and the cost of living there. It makes a huge difference in their standard of living. They usually live in areas where the median home cost is between $30-60k. I commute an hour to work every morning (more like 45 minutes on the way home with less traffic) in part because the cost of housing in our neighborhood is lower than in other areas. Our old neighborhood, where we could barely afford an apartment, was affluent and to buy a similar house to ours there would be at least 100k more. The only houses in our price range would have been dumpy twins with barely any yard that needed a lot of work. I wouldn't want to commute any farther (and am thinking maybe at the end of 2018 or early 2019 I'm going to seriously look for a new job that is closer), but it might be worth it for a 60k house. I would be terrible at working from home, though. To top it off, industry here pretty much does not allow working from home. It didn't even occur to me until recently that that was a possibility in other industries.

And just looked at Zillow, a house with 3 beds, 1.5 bath and similar square footage and a little less land in our old neighborhood sold for literally twice the price of our house. It's a great area, but whoa.

I wonder what the internet is going to do to this in the long term. There exist a lot of jobs that don't require a physical presence where folks could live anywhere with a good internet connection. People could work where they love to live and not where they have to work. We also have a lot of people who commute up to 1.5 hours from across the state and even from another state because of the income here and the cost of living there. It makes a huge difference in their standard of living. They usually live in areas where the median home cost is between $30-60k. Yes, I live 30 miles outside the city with an hour + commute. I'd have to easily go another 40 miles to get the cost of living down.

we just went back to our old neighborhood close to the city where we rented and saw our landlord sold the 2 family (we rented half, they lived in half - but they bought a sf in that town right as we left too). This is a house built in the early 1900's. It went for 100k OVER asking price, which was over 3/4 of a million bucks. Which explains their plan and how they bought a sf of similar value in town - now its probably paid off.
I should have bought stuff 10 years ago.

I'd have to easily go another 40 miles to get the cost of living down. And that 1.5 hours is 70-90 miles away. I may live in the city, but it's in the middle of cotton fields.

I know around boulder is super hot right now if that's where you are looking.

The closest thing to this price in my town is an empty lot for sale. And it's $325,000. The median home price in this town is about $1 mil. The house we rent hasn't been updated since the 60s but it is listed as worth $1.6 million.

I know around boulder is super hot right now if that's where you are looking. Oh, no, not around here. To even get that much land, we'd have to go about 40 minutes West and it'd be in the $640K-$660K range. Or $900K-$1M+ if I go 30 min East. We were expecting more affordability in CO. Just west of Denver (and South of Boulder). Any place we find in our budget has crappy Great Schools ratings (which I know aren't the best, but I'm still going to pick an 8 over a 3)

In our area, unless you are looking to be 1 1/2 hours away from work or pay around 750k-1 mil for the house (and don't get me started on taxes), you won't find it. Honestly, I don't mind out dated. I'm of the mind set that if it works, I don't need to replace it. However, when my husband wants to look at houses in the 300k range and they are out dated and have no privacy in the backyard I get a little sad. Because we could invest 130k in our home and add on/update it to what we really want (we paid 170k for our house). I also told him this morning that I refuse to move into a school district that does not have a bilingual program.

This is the same thing happening where we are right now. It seems that moving to the suburbs is super popular and creating these crazy bidding wars, especially in certain towns with train access.

Ugh. The median in Ontario is like 520,000 or something ridiculous. We live 1.5 north of Toronto so there has been a lot of growth in our area because no one can afford to live in T.O. Houses are going quickly for well over the asking price. $250k will get you a two bdrm 1 bath bungalow or a 3 bdrm townhouse on the sketchy side of town. This one is listed for $285
