You'd be more likely to find a Cape style house like this, but that would be closer to $280k-$300k.  |

In my neighboring, less expensive town, you can get a house with a pond and many acres at that price. Sometimes I think I should just drive north until I find a big homestead I can afford. Lol. If you go into the more rural (but still towns and only 20ish minutes from the capital) you can get houses on 10+ acres for $150k. |

I can't even fathom that half the houses in the US are less than that. I know. My area is not as crazily priced as yours but it's hard to get into a single family home for $263k right now. When you can find one, it will need work, be small or some combo of both. |

The one listing I could find in my town was a little less - 250 - for a foreclosed 1500 square foot condo with 3 bedrooms and 2 baths. Bad shape.
Nothing else less than 300. No single family homes anywhere near that.

This was listed for just barely over that amount, and this is not a coveted area so I'm confident that you could buy it for that median 263,000 price. It's on a half acre, in a cute culdesac neighborhood- 3bed/2.5 bath.  |

I searched Zillow for recently sold under $270k and the only results were 2 bed-2 bath 1000sf condos.

You could get a new build in a subdivision with a very small lot. 3b/2ba and a basement. Something like this but a little smaller/more plain  |

C and I actually drove by this one the other day. It's listed about $300,000 but will likely sell for less. Listing says: A very private & beautiful custom built home. Everything is of top shelf quality and done with lots of TLC. Mancave in basement with WB fireplace adjoins a six person sauna and 3/4 bath. Too many amenities to mention. 4 bedrooms and sits on 10 acres which is why C wants it. Aesthetically dated though.  |
