So we originally really liked this Floorplan the best. We went to another subdivision and looked at a house in framing stages to get an idea. But the builder hasn't confirmed when they're planning on starting anything in the neighborhood we are looking in. We want a true ranch for both H and Evie's knees. Plus, reverses only have 2 bedrooms upstairs and 2 down, Evie wouldn't stay downstairs alone yet, so we took those Floorplans off the table. So we are a little worried about this builder being non commital already.

So this is the floorplan we are seriously considering. We can determine how much or little of the basement we want finished. Both are close to the same square footage. We are thinking daylight basement. I would love walkout but its just added cost, plus generally means a sloping lot which means mowing is a bitch. I think we are going to go Saturday and put the down-payment on the lot we want. Its a big flat corner lot, half a block from the community pool. This one would be 3 car garage also, H has to have a 3 car garage.

mwhip, Can you ask around about the builder? Like maybe a community Facebook page or something? Did you look at any finished houses? I would want to know how close they are to predicted timelines, the quality of the work, their ability to communicate effectively. It's also worth calling a local home inspector to see if they have any opinions on the quality. My parents got a lot of information on builders that way in terms of who is cutting corners and where. If you put a deposit on the lot are you required to use that builder? Is the deposit refundable? We bought our house already built and there are clearly areas that the builder took the quick and easy way to do things vs the right way. Some we caught prior to move in and had remedied but others we didn't figure out until we were in. I'm sure you are doing your due diligence but figured I would throw these suggestions out there.

We can pick whichever builder we want on the lot, since the developer can't get the builder to confirm when they will start in this neighborhood, I feel like their communication is shit and I'd be pissed most of the building process! The other builder has answered the developers questions we have asked and are currently building on other lots there. The deposit on the lot is refundable up to 30 days, which would give us enough time to make a good informed decision, so I'm pretty sure we are going to get it on hold tomorrow. Since this is all new, I didnt realize how much we would have to put down before the building started, so I'm waiting to hear from our mortgage lender to confirm how building loans work and what our payment would be for that, while paying our mortgage. It would be nice if we could sell our house and free up the equity, but neither of us want to live with our parents for 8 months. So that isn't an option.

Oh that’s likely the vaccine. Take some ibuprofen or whatever the equivalent there is. It’s not worth suffering. No can’t do... I’m breastfeeding. I’ve taken some paracetamol, It takes the edge of, good to know it can last for a week. Eta its the same btw ibuprofen over here, I think paracetamol is the equivalent of Tylenol . That’s interesting. In America ibuprofen is ok while breastfeeding, just not when pregnant. They gave it to me in the hospital every time to help with postpartum pain.

lahdeedah would you consider building? We are seriously thinking about it. The market is so hot right now, houses go under contract within hours of going live. Im waiting on our lender to confirm we could qualify for the mortgage amount and we will likely make an offer. New builds are 7 to 8 months out here, but you could maybe find something short term to rent in the meantime. The price of lumber is super high and materials are hard to get because of COVID so that’s one downfall of building right now.

Jesus help me. My husband is subjecting me to 90s country music. I'm having horrible flashbacks to mandatory line dancing in 8th grade PE to the Boot Scoot Boogie. *shudders* I love to throw it back to 90s country occasionally. But I also like country in the 90s.

mwhip as someone who has built I will give you my 2 cents. I like the 2nd plan because the bedrooms are separated but the one thing I would change is the great room. Our house is very similar, in that you walk straight in without an entryway and I hate it. I would see if they could just add a small entry with a coat closet, 4x6 would probably be enough. Remember that in addition to the cost of the house you have to take into consideration the landscaping and window treatments. I would 1000000% sod the yard over seed. I also agree with wedding to get some reviews because in hindsight I would not have chosen my builder. Also keep on top of them daily to make sure they aren’t screwing stuff up.

Because the builder of the 1st house has gotten all permits and is going to break ground soon. So that house is back in the running. I think we may go look at it again, although the one we can see is only in the framing stages and doesn't have sheet rock up, so you have to use your imagination. But I think the kitchen has a bit more kitchen cabinet space. Its about 160 more square feet and I just want to see where that space really is. Plus the builder of the 1st house will take 3% down instead of 5% and that makes it feasible without borrowing. I will definitely google both builders tonight.
