Room Sharing

I know this is long, bear with me.
I am starting to plan for Baby. One of the biggest things I have to figure out is sleeping/room arrangements.
Currently, DD1 (age 5.5) and DS (age 3.5) have their own rooms; the only 2 kid bedrooms in the house. We do not have a room that could be converted into a bedroom so I need to figure out where to put Baby.
We do know that baby is a girl. She will sleep in our room for the first 2-3 months but I still want to have a space for her set up when she is born. (Our bedroom is already cramped and small. It will be a tight fit to get the bassinet in there.)
I think our options are:
1) Put DD1 and Baby in the same room. Leave DS in his own room.
2) Put DS and Baby in the same room. Leave DD in her own room.
3) Put DD1 and DS in the same room. Put Baby in her own room.
I cannot decide what would be the best option. If we put a kid and Baby in the same room we will probably do a loft bed with either the crib underneath or the toys box underneath. If we put both big kids in a room, they will get bunk beds.
Which would be a bigger concern for you:
A) The age difference between DD1 and Baby (6 years) sharing a room.
B) Having opposite-sex (preschool/1st grade) kids share the same room (DS & DD1).
C) Having opposite-sex preschooler and Baby share the same room (DS & Baby).
