We are about to do a bathroom remodel and I would love some opinions.
We have 2 bathrooms, one on each floor, and both currently have bathtubs. In the bath we are going to redo, for several reasons, it will be easier to put in a shower instead of another tub. Do you think only having one tub would deter potential buyers if we want to sell the house In the future?
Neither bathroom is connected to a bedroom, and there are bedrooms on both floors, if that matters.

Is the new shower going to be a super nice walk-in one? If yes, than I think it won't be a problem at all.

Which bathroom are you thinking of putting in the shower- the upstairs or the downstairs?
We just went through this and ultimately decided to put tubs in both bathrooms. We have a 3 bed, 2 1/2 bath and just figured it would be more marketable. I do think you can make it work with only one tub, but I would do the shower in the downstairs bathroom if most of the bedrooms are upstairs.

I don't know about resale, but I can tell you that we are building a new house and eliminated 2/3 tubs to have nice walk in showers instead. I think one is plenty for a house, and a lot of people like showers that aren't attached to a tub.
Eta. All the full baths are on the same floor, though. I think the tub would be better upstairs if you have a choice.

I would be careful of removing a tub from a bathroom that would be used as the master or where a child's room might be. Otherwise I don't think it's an issue

Some people will live it and some people won't. I couldn't live without a soaking tub in my bathroom, but I think most people would be fine with just one for the kids.

I would agree that a large shower with a place to sit down probably would work. Wondering, any thoughts as to making it an universal design shower if you have the room, perhaps? A lot of the current designs don't scream 'accessible', and I believe that may be a selling point down the road, as well as useful for anyone, whether they need the features right now or not.

I think one bathtub per house is the right number. I take showers and love a nice walk in shower.

As long as there is a bathtub, it should be fine. We have a tub in our main bathroom and the basement is shower only.

We made this decision in the house we just sold. Similar situation with no connected bed/baths and bedrooms on both floors. We decided to keep the bathtub upstairs and just do a walk in shower downstairs. It's what worked the best for how we used the house and had no impact on the value. It was still a 2 1/2 bath house.

Thanks everyone! This is so helpful. Neither SO or I are bath people so we would both prefer a nice shower.
It is the downstairs bathroom we are remodeling, so there will still be a tub upstairs by those 2 bedrooms. Us and DD are actually in the downstairs bedrooms, but I don't have a problem taking her upstairs for a bath. If we do sell we would just stage the house so kids room is upstairs.

Sounds like you will be set with one bath. MH and I both shower downstairs instead of in the main bath. We started doing it not to wake the babies upstairs, but now we both prefer it.

I absolutely love a bath when I have the time but having a nice walk-in shower for day to day use is awesome! I think your plan sounds great.

Have you picked tile or anything like that? I really wanted to do a patterned ceramic floor tile like this: But our space is too small. Sad. sorry the image is so huge - no idea how to make it smaller.

Since your master is on main I would do I nice walk in shower. We eliminated the tub, put in a big walk in shower with dual heads and a teak bench that folds down. If you do a shower only a bench is necessary to shave. I really thought I needed a tub so we put one in the hall bath upstairs, but I have only ever used like 3 times.
The floor is penny round tile (not as expensive as I thought they were) and the walls are 4x8 white subway. The scale of a bigger subway tile looks good in a large shower. It costs a little more up front for the 4x8 but install goes faster so you pay less in labor. We also used dark grey grout on the floor so it won't show dirt.
I would also definitely prefer a bath upstairs for kids. It sounds like you are on the right track.
