Nah, asshole landlord did the bare minimum. The house was older than yours and the *only* thing that had ever been replaced ever was the roof and the kitchen appliances. It doesn't sound like you've done the bare minimum at all, it sounds like you've pretty much kept on top of things. I feel like the opposite.

When did you move in? What did your inspector say at the time? Fwiw, my house was built in 97 and our roof is still in great condition. There are different materials, climate, installation, etc. that cab can affect lifespan. There’s not a hard and fast rule about when it’s time to replace it. I would get someone to take a look at it, but I wouldn’t worry until you have to. 2009 and at the time we were ok but we live where all the flooding was just on the news.... and prior to that there was a bad wind storm. Everyone here is putting on new roofs and I feel like I’m on borrowed time.

Have you replaced your hot water heater yet? If not, that should be high on your list.

I think you are on track. I think we just had crappy shingles on our roof, so you may totally be fine there. The things we did on the 1998 house were: new roof, new appliances and kitchen counters, new hot water heater, new carpet, paint, and refinished the hardwood. The HVAC and windows will probably need to be replaced this year.

Our roof inspector said we likely have another 15-20 years before it will need to be replaced. Not all roofs, roofing materials, climates, etc. are created equally. Same - I think our roof is original to our 1980 hours! But, California. We’ve had a few leaks around our chimney or our giant skylight, but they’ve just been a couple hundred to repair. Every time the roofers are up there, we ask about the condition, and they said it could use replacing but should be fine for a few more years. It’s starting to get near he top of our priority list, though.

If your house was decently maintained and your inspection was good I wouldn't necessarily replace things just because it is "time". I would keep an eye on things and know when things are coming to the end of it's useful life and have some money put back to replace things. Example: If your hot water heater is original to the house then it will probably start to give you problems soon, but if it isn't failing yet I would wait to replace it.
Also, sometimes if there is a storm a lot of inspectors will say there is roof damage so the homeowners can get a new roof mostly paid for by their homeowner's insurance since it is storm damage and not just an old roof. When you see pockets of new roofs going up in a relatively short amount of time that could be a likely cause.

My parents' failed one day when they were at work and flooded the house. It was such a disaster. The unit was 18 years old, and apparently they supposed to be replaced around 10 years.

+whatever to roof inspection not house inspector inspecting roof. My home inspector said I had 5 more years on the roof and it did indeed look like that from the surface. I decided to get a new roof because there was some leaking, they tore it up and literally all but 2 of the boards underneath had to be replaced as they were almost all completely rotten because the flashing had been put on wrong.
That is not to scare you, just to say stick with the professional and don't borrow time. If my roof had been replaced 5 years earlier (under a previous owner) it would have been thousands less because the boards likely would have been ok.
