We have a lot of affordable housing around us - including the kind that has retail under the apartments and the retail spots are seemingly really hard to fill and sit empty. We got a notice from the city that one of them was converting all the retail on the first floor to residential space. I was shocked because it never seems to happen but super happy that they're doing it. We design a lot of new residential and always utilize density bonus now to provide low income options. Of course it’s never enough here in CA. I’m listening to a planning commission meeting from last night for a project of mine that has density bonus.

What is this judicial “select subcommittee on the weaponization of the federal government” hearing all about? Gym seems to be leading it (I could only see TG from PBS stream view). Gabbard was just on talking about HRC and TG’s own connection with Russia and how that spread as fact. I’m so confused. Raskin was seated next to her and that was all I heard. Is this another one of their time sucks?

dc2london & other DC people, is the Smithsonian Museum of Natural History the best place to pop in and see fossils? We are making a super quick to DC area this weekend and will have a little time to kill, so I thought to take my currently dino-obsessed 6yo there when we have a little time to kill between visiting family. (Family is in Alexandria, where we are staying.) I understand that there is also an awesome-looking animatronic dinosaur exhibit at the Rhode Island Center, which both my kids will love, but it looks like it has timed entry, which might be too much pressure for us. (It’s a very seat-of-pants weekend.) Has anyone been to that? The Natural History museum is awesome! The hall of fossils is absolutely fabulous, with very dramatic displays of dinosaur fossils posed as if they are in action and lots of good, accessible information about the history of life on earth. I’m not sure if it will be open over the weekend, but the Q?riots Education Center there has fossils that kids can touch and look at with magnifying glasses and microscopes. The Hall of Oceans is also pretty great, with some very cool marine fossils! And if your kids like Megalodon, they have a live-size one hanging from the ceiling in the cafeteria.

Oh my lord, this has gone completely off the rails. No. I did not say that. What in the world… I see the through line from colonization of the Americas to how we (the “winners” of those spoils) occupy the land. No one needs two homes. They just don’t. I don’t care if that’s reductive or ruining conversations in America (lol, I didn’t know I had so much power). I see that we stole the land and we continue to occupy it in a very greedy way. And that’s part of a huge interconnected problem that makes up the web of society, obviously. But I believe in doing things where we can to try and make up for our ancestors (both genetic and material) harm. I’m not ok with passing the buck on to the big guys to absolve myself of any responsibility. Hold them accountable too, yes, and do what we can where we can as individuals. Hopefully this makes sense but I really don’t know anymore… I mean, you literally said it was perpetuating genocide. Yes. Continuing the legacy of genocide. Whether one knows it or not, is theoretically ok with it or not. The difference is awareness and intention vs effect. I don’t really care what people feel about it, I care about the effect. That’s all. And if that opinion (about your effect) brings up big feelings in you, again I say do some self reflection.

Who should people sell their second homes to? If they donate these homes to tribes, they are valuable because people will buy them? But no one should buy them so they become valueless? Or tribes should live in them? Im trying to play out what you are trying to position as a nuanced solution that real people can do simply to solve a very complicated issue. Why didn’t you tag or quote me? I think these are all great questions that second home owners should be asking themselves. Obviously it will depend on a lot of factors especially where the home is located. For us, to offer examples, we don’t own two homes but when we sold our old house, we made sure it was to a local family. I did not want it sold to an investment firm or a flipper. And when we arrived in our new home I paid an honor tax to the local tribe, which I hope to be able to continue annually. Since we’re in Black History Month I would also say if a white American has accumulated enough wealth to afford two homes, they should be taking a hard look at how much they’re giving back to Black Americans.

This is another one of those arguments where we have an institutional problem that has been perpetuated for generations by bad policy and mega corporations, yet we’re trying to pass the responsibility to the consumer (or homeowners) instead of addressing the bigger picture. A person or family with a second home for whatever reason is not on par with an investment firm snatching up real estate in gentrifying neighborhoods for outrageous cash offers in order to make them in to overpriced airbnbs. 🙄 Or to force more people to rent.

the 2nd home many people own are the home that the rest of their family lives in, like my friend owns a home that she lives in and a home that her daughters live in Georgia going to college. but yes they should totally give that home to the local tribe.

Then we could mostly live off of just his social security. That didn't happen, so we are really hurting to continue to make house payments and everything else. Average social security in the us is $1,676.53. That's more than my mortgage payment, more than average rentals in my area.

She technically own 3 homes, her home, home for her college age kids and the home her mother lives in. some are paid off or mostly but they are in her name. so you blindly say people should just sell those homes and donate the proceeds. where are those other families supposed to live? Personally if I had two homes and sold one, the proceeds would go into retirement account same for when I sell this home because I do not have the millions of dollars saved that they say I should have saved for my retirement.

Cash is king. so who is paying the taxes on that money? if you donate to an individual they may have gift taxes on cashola. and if you are donating to the tribe, people end up donating to charities where it doesn't always go to the people

AZ has some rental regulations, which knowing the law to push back on the company keeping deposits for myself and for my son's rental places. But AZ does not have a lot of rental regulations and need some rent controls to prevent doubling of rents.
