I have to email both the realtor we want to use to sell our house, and the realtor we want to use to buy a house in the new area. I feel very lost as to what to say in my emails and I assume I am overthinking this, as per usual. The selling agent is the husband of one of my husband's patients - they spoke briefy about it at one of her appointments and the guy gave MH his card and told him to reach out when we were ready to get started (MH didn't tell him the timeframe because it wasn't official yet that we were leaving, I think the guy assumed we were just looking to buy a bigger house in this area).
The (our) buying agent in DE was recommended to us by the new healthcare system, it is who they recommend all the new hires use.
Anyway, do I just write both an introductory email stating who I am and that I want to get my house ready to go on the market/start looking for a house in this new area? Just basic info to start and then let them ask me all the detailed questions? I have googled but didn't get enough info to calm my mind. I just don't want to sound like a dingaling because I kind of feel like one, despite having purchased one house before I just can't really remember many details about how it all works, and I have never sold a house before so completely clueless there.
Feel free to say "you are indeed being a dingaling and overthinking this", LOL.

Ok, first of all, I love that you used the word "dingaling". My grandpa used to have a dog named that and I don't know anyone else (besides my immediate family) that uses it.
But back to the point.. yes, just reach out and say "we got your contact info through my husband's work and would like to discuss buying/selling a house. Our timeframe is..."

I’ve only sold one house but I basically reached out to the realtor I wanted to use to sell and she got back to me and planned a time to meet me at the house.
I didn’t give many details in my reaching out email. We discussed everything once she came to the house (she brought her contract with her).
Also, if he’s going to come to your house I recommend asking beforehand whether he wants you to have the house ready for photos at that time or if it’s something you can/should do at a later date.

Oh yeah, and when we sold our last house, our realtor came over first to see the house and make any recommendations on what might need to be updated or changed to make it ready to sell. So I wouldn't worry about having it picture ready the first time they come over.

^^Agreed. Definitely over thinking it. Just reach out and give a timeline. We did a FaceTime walk through of the house with our realtor, she suggested a few things, and in the process of getting those fixed up, she started getting contracts together, sign in the yard, and marketing materials. It was about 2 weeks from talking to being listed then 4 days to being under contract with our buyers. So be prepared for it to go quickly once it hits the market. It's pretty crazy every where because there aren't many houses for sale and the people that want to buy and getting competitive.

All of the above andplusalso... sales people work for you. Not the other way around. Don’t forget it. It’s up to them to impress you. Real estate professionals in particular get paid a massive commission for this. You need not worry about how you come off. Just give the pertinent info.

Thanks for all your suggestions/assurances! I reached out to the buying agent and he responded so that is going well. Even though MH told me yesterday to go ahead and email the selling agent he decided this morning that I needed to wait until he told his patient in person next week at her appointment (this is the 2nd baby that he has...worked with them on? LOL I'm not sure how to word it. But he wants to assure her that he will still be around when she delivers before we start working with her husband.). These things always get so complicated when he meets people through work and we have these situations.

We “interviewed” a realtor friend and we were totally not impressed. We felt almost obligated to use him. But I nixed that bs. I was like, he makes me uncomfortable and also I'm not happy with his communication or pricing strategies. Bye friend.

Yeah we are not using the agent we used to buy our current house for that very reason. She was a lovely lady but she was like totally shocked that we would put an offer in below list price and ask the sellers to cover closing costs- because the house was listed too high! We should have offered even less knowing what we know now but.. the past is the past. Hopefully the new owners of the house enjoy the brand new everything that is now in it lol.
